About This Dashboard
I built this dashboard because I was tired of seeing outdated, generic market data that lumps entire cities together. Denver's luxury market doesn't work that way — the difference between Cherry Hills Village and Congress Park is enormous, and my clients deserve to see that in real time.
This Is Live Data
Unlike most market reports that are published monthly or quarterly, this dashboard pulls directly from the REcolorado® MLS — the same system I use every day to list and sell homes. The data refreshes automatically every 30 minutes, so what you see here reflects what's actually happening in the Denver luxury market right now, not what happened last month.
How I Calculate the Numbers
Every metric on this page is computed from active residential listings currently on the MLS. Here's what each one means:
- Average Price — The mean asking price of all active listings in that neighborhood
- Avg $/Sqft — Average price per square foot, which is often the best way to compare value across neighborhoods
- Avg Days on Market (DOM) — How long listings have been active, on average. Lower numbers mean homes are selling faster
- Price Range — The lowest and highest asking prices currently available
Neighborhoods are grouped into market tiers based on their current average price. As the market shifts, neighborhoods will naturally move between tiers — that movement itself tells a story about where Denver's luxury market is heading.
Why These Neighborhoods
I chose these 18 neighborhoods because they represent the full spectrum of Denver's luxury and upscale market — from the ultra-luxury estates of Cherry Hills Village to the emerging value in Park Hill and Congress Park. Some of these neighborhoods, like Crestmoor Park and Mayfair, don't even appear on Redfin or Zillow as distinct areas. But if you live here, you know they're their own communities with their own character and price points. That hyperlocal knowledge is what sets a local expert apart from a national website.

- Comparing neighborhoods — Use the comparison table at the bottom to sort by any metric. Click a column header to sort
- Spotting trends — Check back regularly. Since this updates every 30 minutes, you can watch inventory and pricing shift in real time
- Understanding your market position — Find your neighborhood's tier. If you're selling, your average DOM tells you how patient you need to be. If you're buying, the listing count tells you how much competition you'll face

A Note on Accuracy
Neighborhood boundaries are based on official Denver city data and municipal boundaries, not arbitrary lines drawn by a tech company in San Francisco. That said, real estate boundaries are never perfectly clean — some homes near the edges could reasonably be claimed by two neighborhoods. I've done my best to match the boundaries that locals actually recognize.
All data comes from the REcolorado® MLS via IDX Broker. While I work hard to ensure accuracy, listing data is provided by individual brokerages and is deemed reliable but not guaranteed.
