The Denver real estate market has shifted meaningfully in early 2026. The metro Denver median sale price has dipped to $550,000 (-2.7% YoY) while average days on market has increased to 80 days (+21% YoY). For buyers, this means more choices, more time, and more negotiating power than the 2021-2023 frenzy. For sellers, pricing realistically is essential — homes that are correctly priced are still moving quickly.
